Services required and associated expenditure for the maintenance of communal areas within a residential Apartment/Housing Development can present real problems.
There are legal and financial implications. Morton Pinpoint will act on behalf of the Owners to ensure the effective management of the development.

Owners of a development have equal shares and can cherry pick from a list of services required to maintain their site. Some services will be necessary such as building insurance, lift insurance/maintenance, as there is a legal liability for owners to have in these in place. Our aim, is to leave the owners in full control without the day-to-day headache of management.

Services provided
1. Call and attend Annual General Meetings, take minutes and provide shareholders with a copy on request.
2. Collect all moneys due in respect of Service Charges. Process small claims proceedings against defaulters.
3. Arrange adequate insurance for the entire development, collect payments and process all claims.
4. Update records on change of ownership.
5. Issue new share certificates.
6. Supply information to solicitors with regard to past accounts, minutes, insurance, Memorandum and Articles of Association.
7. Prepare detailed Income & Expenditure statements.
8. Administer Annual returns and financial statement to Companies Office.
9. Prepare Income and Expenditure statements.
10. Prepare budgets and advise as to the appropriate level of service charge.
11. Liaise with Maintenance contractors, gardeners, window cleaners and cleaning companies.
12. Arrange any miscellaneous repairs to common areas as requested, process invoices and settle payment from the Service Charge account.
13. Organise external repainting or similar work in line with the terms and conditions of the property lease.
14. Ensure that the terms of lease are enforced.
15. Be available for discussion with Directors (appointed representative) in respect of efficient management of development.
